Welcome to IslaHub. By using this site you agree to these terms. If you don't agree, please don't use the site.

1. What we do

IslaHub is an information platform that helps people find, list, and connect with property and property-related services in Puerto Rico. We do not act as a real estate broker, attorney, tax advisor, or financial institution. We connect users with licensed professionals where applicable.

2. Listings and provider information

Listings and service-provider profiles are provided for informational purposes. We make reasonable efforts to verify accuracy but make no warranties. Always verify pricing, condition, title, and other material facts with a licensed real estate agent and attorney before transacting.

3. Investor Hub and Act 60 calculator

The Act 60 ROI calculator is for educational use only. Outputs (cap rate, cash-on-cash, projected tax savings) are estimates based on the inputs you provide and simplified assumptions. They are not tax, legal, or investment advice and should not be relied upon for decision-making. Always consult a licensed PR tax attorney before relying on Act 60 or any tax-incentive program.

4. Your submissions

When you submit a listing, service-provider request, consultation request, or any other form, you grant IslaHub a worldwide, royalty-free license to use that content for the purpose of operating the platform and matching you with relevant providers or advisors. You represent that you have the right to submit the content and that it's accurate.

5. Provider directory

Service providers in our directory are vetted at the time of inclusion. Verification is not a guarantee of quality, licensing status, or performance. You enter into agreements with providers directly and at your own risk. Report problems to hello@islahub.example.

6. Prohibited use

Don't use the site to spam, scrape, reverse-engineer, harass, or post unlawful, fraudulent, or misleading content. Don't submit listings or service profiles you don't have rights to.

7. Availability

We provide the site on an "as is" basis. We may change or discontinue features at any time. We aim for high uptime but don't guarantee uninterrupted service.

8. Limitation of liability

To the maximum extent permitted by law, IslaHub is not liable for indirect, incidental, special, or consequential damages arising from your use of the site, including but not limited to lost profits, lost data, or business interruption. Our total liability is limited to the amount you paid us in the 12 months before the claim arose (or $100 if you paid nothing).

9. Governing law

These terms are governed by the laws of the Commonwealth of Puerto Rico. Disputes will be resolved in the courts of San Juan, Puerto Rico.

10. Changes

We may update these terms. We'll change the "Last updated" date above and, for material changes, post a notice on the site.
