About the area

Fajardo sits on PR's northeast tip — the launching point for boat trips, day-charters to Icacos, and the ferry to Vieques and Culebra. It's the sailing capital of Puerto Rico, anchored by Las Croabas marina, Sea Lovers, and the famous El Conquistador resort just up the hill.

For investors, Fajardo is the east-coast play: marina lifestyle, El Yunque rainforest 15 minutes away, undisturbed beaches at Seven Seas, and a less-developed feel than San Juan metro. It's also the most affordable Act-60-friendly Atlantic-side market on the island.

The market

  • Studios & 1BR condos: $180K–$300K (Las Croabas / Demajagua areas)
  • 2BR marina-front condos: $300K–$500K (sailing community pricing)
  • 3BR family houses: $350K–$700K (inland Fajardo, Cantera, Quebrada Vueltas)
  • Premium hillside / resort-adjacent: $600K–$1.5M

What you get varies wildly. Las Croabas marina condos are dense and amenity-rich (pool, concierge, slip rights). Inland Fajardo houses are spread out, with lots of land but older infrastructure. Inspect carefully — east-coast PR took heavy hurricane impact in 2017.

Lifestyle highlights

  • Las Croabas marina — restaurants, fishing charters, daysail trips
  • Ferry to Vieques (30 min) and Culebra (45 min) — your weekend escape options
  • 15 minutes to El Yunque rainforest entrance
  • Seven Seas Beach — protected swimming + camping
  • Faro Las Cabezas lighthouse + nature reserve nearby
  • El Conquistador resort (closed at the moment but the area still has its draws)
  • Less tourist density than Condado or OSJ

For investors

Act 60 fit: A. Fajardo is a real PR home with easy weekend access for guests + family. Lower cost-of-living than San Juan metro keeps your charity contribution real-budget-friendly.

STR potential: A. Strong demand from boating/diving tourists, ferry travelers staying overnight before/after Vieques trips, and El Yunque day-trippers. Nightly rates run $180–$400 for marina-front 2BR.

Cap rates: 5–8% gross is realistic for marina-front STR. Maintenance is steeper than mainland (salt air, hurricane prep) but the boating community supports premium pricing.
